Mortgage Renewal in Airdrie: Compare Your Offer Before You Sign

When your mortgage term ends, you’re free to look around. The offer in your lender’s renewal letter is where the conversation starts, not where it has to end. You can negotiate it, and you can move your mortgage to a different lender.[1]

I’m John Antle, Mortgage Associate | Team Lead with Pineapple National Inc. I work with Airdrie homeowners by phone and video, or in person by arrangement, to compare renewal offers from many lenders before you sign.

Apply online, or book a call and John will walk you through pre-approval. Approval is not guaranteed and depends on lender review.

Start about four months before your renewal date

If your mortgage is with a federally regulated lender such as a bank, it has to send your renewal statement at least 21 days before the term ends.[1] That’s not much time to compare. FCAC suggests you begin shopping a few months ahead and not wait for the letter.[1]

About 120 days out is a practical target. Several lenders advertise rate holds of up to 120 days (two examples, checked October 27, 2026, are listed in the sources).[4][5] Holds, early-renewal windows and conditions differ from lender to lender, so read the details.

What you can negotiate

  • The rate. Tell your current lender about other offers. FCAC notes you may qualify for a lower rate than the one in your letter, and you may be asked for proof of the other offer.[1]
  • The term and rate type. Fixed or variable, shorter or longer; your plans may have changed since you signed. If you might move, add a suite or sell in the next few years, the penalty rules on your next term matter as much as the rate.
  • Payment frequency and prepayment options. Renewal is a natural time to raise your payment if your budget allows.
  • The amortization. Be careful about stretching it just to shrink the payment. FCAC warns that it can add thousands, or tens of thousands, of dollars in interest.[1]

About rates: this page doesn’t quote rates. Rates are set by lenders and may change at any time without notice. Please contact me to confirm current rates and availability before making any decisions.

Switching lenders at the end of your term

A prepayment penalty can apply if you move your mortgage to a different lender while your term is still running; it’s usually the higher of three months’ interest or the interest rate differential.[2] At maturity, that penalty doesn’t come into play. A switch still involves a few things:

  • You’ll need to qualify with the new lender. Its rules may differ from your current lender’s.[1]
  • Possible costs: discharge, registration or transfer fees, an appraisal, and admin fees. Ask whether the new lender will cover some or all of them.[1]
  • The stress test. Since November 21, 2024, OSFI has exempted uninsured “straight switches” between federally regulated lenders from the minimum qualifying rate, as long as the loan amount and remaining amortization don’t increase.[3] Add money or extend the amortization and the usual qualifying rules come back.
  • Insured mortgages. Increasing the amount or the amortization can mean paying a new mortgage insurance premium.[1]
  • Collateral charges. If your mortgage is registered as a collateral charge, moving it can cost more, and any other loans secured by that charge, such as a home equity line of credit, have to be paid off or moved too.[1]

Airdrie home values and your renewal

A new lender will usually want an up-to-date value for your home. According to CREB, Airdrie’s total residential benchmark price was $505,800 in September 2026, down 3.8% from a year earlier, with the largest declines in higher-density homes such as townhouses and apartments.[6] If you bought near a recent peak with a small down payment, your loan-to-value may be higher than you expect, which can affect which lenders and terms are open to you. For most owners who bought years ago in neighbourhoods like Big Springs, Coopers Crossing or Bayside, equity has built up through regular payments, and a review takes only a few minutes. Thinking about more than a straight renewal?

Renewal is also the cheapest moment to restructure, because there’s no penalty to break your term. Common reasons Airdrie homeowners make a change at renewal:

  • Taking equity out for a renovation, a legal basement suite or to consolidate higher-interest debt. That is a refinance; see refinancing in Airdrie.
  • Adding or removing a borrower after a separation or a change in the household.
  • Setting up a home equity line of credit alongside the mortgage. FCAC says a HELOC can be up to 65% of your home’s value, and you need at least 20% equity when it’s combined with a mortgage.[7]
  • Moving from an alternative or private lender back to a standard lender once your credit or income has improved.

If you do nothing

Your mortgage may simply roll over into a new term, and FCAC says you could then miss out on better terms. If your lender plans to auto-renew, the renewal statement will say so.[1]

A quick review with your renewal date, balance and current rate is usually enough to see whether shopping makes sense. Quick 30-min chat or call 403-879-2065.

General information only, not financial advice. Rate holds, early-renewal windows and switch costs vary by lender and can change. Lender examples were checked October 27, 2026 and are not recommendations. A switch requires approval from the new lender. Every application is subject to lender approval.

Mortgage renewal FAQs

When should I start shopping my mortgage renewal?

About four months (120 days) before your term ends. Federally regulated lenders only have to send your renewal statement 21 days before maturity, and FCAC suggests shopping a few months ahead. Several lenders advertise rate holds of up to 120 days.

Is there a penalty to switch lenders at renewal?

Not at maturity. A prepayment penalty can apply if you move your mortgage while your term is still running, but once the term ends you can switch without one. There can still be costs such as discharge, legal, registration or appraisal fees; ask whether the new lender will cover some or all of them.

Do I have to pass the stress test again to switch lenders?

Not always. Since November 21, 2024, OSFI has exempted uninsured straight switches between federally regulated lenders from the minimum qualifying rate, as long as the loan amount and remaining amortization don’t increase. Add money or extend the amortization and the usual qualifying rules come back. The new lender still has to approve you.

What happens if I don’t sign my renewal letter?

Your mortgage may roll over into a new term automatically, and FCAC says you could miss out on better terms. If your lender plans to auto-renew, the renewal statement will say so.

Can I renew early?

Many lenders let you renew early within a set window before maturity, sometimes up to 120 days. Renewing earlier than that usually means breaking your current term, which can trigger a prepayment penalty. Check your lender’s terms.

Can I take equity out at renewal?

Yes, but that is a refinance, not a straight switch. You’ll need to qualify, including the stress test, and most lenders cap a standard refinance at 80% of your home’s value. See refinancing in Airdrie.

What should I send John for a renewal review?

Your renewal letter (if you have it), your current balance, rate, maturity date and payment, and your most recent property tax notice. A quick 30-minute chat is usually enough to see whether shopping makes sense.
